We do advise clients who are looking at investing, to stay clear from properties that are in the flood areas, even though they may be cheaper to purchase, in the long run, insurances will be higher and the possible risk of a flood is always there.
We also advise any investor to make sure they do their due diligence to have the property inspected for white ants and structural damage, any water problems because the last thing you want when you purchase an investment, is to be ongoing issues.
There will always be maintenance to be seen too, as with any property, but if you have the added risk of other problems, then the investment becomes a liability.
An investor wants good returns and an investor also wants capital growth. There is a fine line when looking at both of these things, but there are still many areas in the Bundaberg region, that offer both, especially in the current market.
