Why are rents increasing in the Bundaberg region?

Rents are increasing in the Bundaberg region due to the demand. There is very low stock available for rental and this is driving the prices up. If there was more homes available, it would help the rental market. Unfortunately in the last 12 to 24 months, we have seen a pattern of homes that were rented or sold, change hands and the new owners have increased the rental return by $50.00 to $100.00 a week more.

The demand is outweighing the supply and this in itself if it continues, will keep those rents at high levels in the Bundaberg region.

There is less stock available as many people are selling and buying and moving to the area and also many buyers are utilising their investments as Airbnb’s, which has another impact on the rental demand in the Bundaberg area. Owners are obtaining more money per night from an Airbnb, therefore those that are renting their homes can ask for higher rental because they know that renters will pay it, to put a roof over their families head.

It is out of control the rental increases and we as a Property Management Team have to be fair to both the landlord and the tenant.
