Property Management with Independents or a larger Agency, which one is best?

There is always for and against in any situation.

If you want to rent your property through a small independent PM agency, then you are dealing with the one person only, fees may be lower, but what happens when that person gets sick or wants a holiday, who do you speak to then?

With the cost of operating a Property Management business rising, how will they recoup their costs?

What about if something happens to your investment property whilst they are away on leave, who is going to manage it or even inspect in on your behalf, especially if tenants are needing something fixed urgently, who are they going to contact?

Compared to a larger agency, they can still have a small rent roll and still a small Property Management department, whereby you may have two or three Property Managers, but then if someone is away sick or goes on leave, you still have other Property Managers overseeing everything.

If you are an investor who doesn’t live in the area, I would seriously be always considering the bigger Property Management companies, rather than the small PM Independents.
